    A Home inspection is a general, non-invasive visual examination of a residential dwelling which is designed to identify observed material defects within specific components of the property.  Components may include any combination of mechanical, structural, electrical, plumbing, or other portions of the home, as identified and agreed to by the Client and Inspector, prior to the inspection process.

    Heating and Air Conditioning systems receive a visual inspection of all HVAC units, plumbing and electrical connections along with appropriate  drain and safety systems.  All permanent HVAC systems will be operated on heat and cool settings using the thermostat controls. Performance will be measured and documented.

    The Structure of the property including interior, exterior, accessible attic space and roof will be visually inspected for damage, deterioration, typical wear or defective construction.  A full documentation of any issues along with captioned photos will be presented to you in our inspection report.

    Plumbing system inspections include testing for the proper functioning of all fixtures, documenting any corrosion, leakage or damage that's visible.  Permanent fixtures including water heaters, faucets, toilets etc. will be tested in accordance with the normal operation of the fixture.

    Electrical system inspections includes testing of wall switches, outlets, including GFCI's, light fixtures and fans.  A visual inspection of breaker panels, sub panels, service lines, disconnect panels, exposed or improper wiring and utility appliance connections is also covered.

    Drones allow us to safely inspect roofs that are often too high, steep or wet.

    The use of modern drones with HD cameras provides us another quality tool to augment the overall inspection.  Our report will include high resolution images of important feature like chimneys, dormers, vents and trim that would normally be seen from ground level

    Moisture meters are a crucial tool in the inspectors tool box and are capable of detecting moisture levels in most building materials.  Structural and safety hazards, such as organic growth, rot and decay are all potential consequences of elevated moisture levels. An inspector can use a moisture meter to locate moisture that would not otherwise be apparent.
